The Building Manager is responsible for the day-to-day operation of their building, including performing maintenance of building systems, ensuring the building is running smoothly, monitoring and meeting operational needs, as well as providing leadership and support to any other site staff. The Building Manager oversees trade people for repairs, schedules trades and other service providers, and ensures work is completed in a proper and timely manner. The BM must also have a keen eye for identifying and resolving any general safety issues, building maintenance issues and a strong sense of responsibility and diligence for acting on current and upcoming building needs. Teamwork and cooperation are essential as the Building Manager works alongside site staff, supervising management and the property manager to ensure the strata's goals are met and the building is running efficiently. Location: Burnaby or Downtown Vancouver Your Job Scope: Perform daily administrative duties to ensure efficient site operation Creates correspondence and responds to resident queries, concerns, requests, and complaints by e-mail and phone Be able to perform health & safety site inspections, and maintain the records generated Works with other site staff, coordinates and supports team dynamic Perform daily inspections of the property (interior/exterior), maintain general cleanliness of interior and exterior areas and attend to areas in need of attention or repairs. Perform regular maintenance and repair of the property including but not limited to changing light bulbs, painting, minor drywall repair, patch walls, basic electrical, and understanding of HVAC. Manages and/or collaborates with a large team including concierges, cleaners, contractors, trades, and others Complete preventative/demand maintenance tasks and track events in log book Check all lobbies, building entrances and perimeters for deficiencies and cleanliness. While in lobbies, check elevators for deficiencies, check fire panels for trouble lights Ensure that security and safety measures are in place; monitor security system as needed Meet trades people and coordinate/manage renovation projects in the building Inspect garbage room and recycling room, patrol parkade and inspect all P level areas Assists and provide access to trade people (where necessary) who are working on common property Monitor work of contractors/external service providers to ensure adherence to company/industry standards, and report to property manager Testing of Pool/Jacuzzi chemicals for chlorine and PH levels and logging results in logbook, visual inspection & pool vacuuming, report any issues to the Strata manager Changing of light bulbs around the building (interior and exterior) up to 10 Feet in height Start-up/shutdown major building equipment (such as generator testing) Respond to residents’ queries, requests and emergencies in professional and respectful manner Respond to e-mails in a professional and timely manner Program Fobs and entry phones, operate security cameras & review and save camera footage as needed Coordinate with Strata Manager to post notices, issue letters and enforce strata rules Attend strata council and/or formal strata meetings (AGM) upon Management request Manage the guest suite(s) and Amenity Room(s) and report any issues that violate the rental agreement Maintain records, and collection of funds for Guest Suite(s) and Amenity Room(s) as well as monitoring Move in/out events Book amenities, arrange for payment and completing check-in and check-out inspections Maintain an adequate supply of supplies and materials for the required maintenance and repairs Check all emergency exit signs to ensure they are fully functioning Common property sidewalks; snow clearing & de-icing as well as leaf blowing as needed Check all main door hardware, ensure that any maintenance rooms are clean Sweep and dust electrical/mechanical rooms, access hallways and fire exits Establish routine schedules for efficient operation and/or anticipate changes in schedules due to holidays. Report and keep a log of incidents and communicate promptly with the strata manager Review and complete daily entries into a log report Perform other duties as needed by the property manager. You Have: A High school diploma or GED Minimum of two years of maintenance and building management experience is preferred. Excellent written and oral communication skills in English Excellent customer service skills and interpersonal skills Possess a mechanical aptitude and good guest service skills Pool Operator Certificate or must be willing to take courses Must drive and have a car, valid BC driver’s license Able to respond to emergencies on weekends and outside standard work hours Able to lift and carry up to 50 lbs. Ability to work under pressure in a fast-paced environment and remaining calm and courteous at all times. Thrive in a team environment and be willing to learn.
